Why Get A Property Inspection:

• Provides an opportunity for a seller to identify any major issues with a property prior to listing the property for sale

• Provides an opportunity for a buyer to identify any major issues with a home prior to closing.

• The inspection can reveal problems that you may be able to get the current owners to fix before you move in – or else, prevent you from inadvertently buying a money pit.

Our Inspector Notes:

• Whether each problem is a safety issue, major defect, or minor defect;

• Which items need replacement, and which should be repaired or serviced; and

• Items that are suitable for now but that should be monitored closely.

Frequently Asked Questions:

What should the customer know about your pricing?

We base our fees on the size of the home and the age of the home.

What is your typical process for working with a new customer?

We contact customers to understand their needs, go over the process, confirm our availability, provide a quotation, and advise of any discounts. We welcome all of our clients to attend the home inspection. Most clients like to show up for the inspection when the actual physical part of the inspection is nearly complete. That way we can walk them through our findings both with photos and visually. We can then answer any questions/concerns they have prior to generating the report. This process works well for us and our clients really appreciate the effort. It also promotes good will and trust with our clients.

What types of customers have you worked with?

I've worked with all types of customers, but I mainly work with home buyers..

What advice would you give a customer looking to hire a provider in your area of work?

Make sure you have a trust level with them; and they are going to be thorough. Ask questions. Don't always look for the cheapest price. Cheap doesn't always equate to the best job. You can research market rates in your area to ensure pricing is fair. Make sure they have an active license and have the proper insurance coverage in accordance to the Texas Real Estate Commission (TREC) requirements. We are proud to say that we carry necessary insurance coverage and always have.

What questions should customers think through before talking to professionals about their project?

Customers should think about their goals and expectations for the inspection. When do you want it done? Do you want to be present? How soon would you like the report after the inspection? What concerns you about the property? What concerns you about the inspection process? The customer should also have ask the Inspector if he or she is licensed and insured.
